A private-office standard

We begin with the life the property must serve.

Prime property searches are rarely solved by a portal. They require a precise mandate, trusted local access, disciplined filtering, confidentiality and a decision process that integrates residence, tax, ownership, family and operating considerations.

The acquisition journey

01Private brief

Define the buy box around lifestyle, family, access, privacy, use, holding structure, renovation appetite and exit horizon.

02Market intelligence

Build a location and pricing thesis before reviewing assets, using declared sources and clearly stated information limits.

03Curated search

Coordinate on-market and discreet off-market channels through verified, appropriately licensed real estate professionals.

04Decision dossiers

Present a comparable shortlist covering fit, pricing context, ownership, planning, technical, operating and transaction questions.

05Acquisition PMO

Coordinate viewings, adviser access, offers, negotiation inputs, diligence, financing dependencies, signing and completion.

06Post-acquisition

Manage handover, utilities, insurance, renovation teams, property management and the owner’s recurring Italian calendar.

The SPW property decision dossier

Every shortlisted asset. One decision-ready view.

Screening is not due diligence. The dossier highlights evidence, gaps and questions so the client can decide where to deploy independent professional work.

01Strategic fit

Use case, privacy, access, family requirements and exit logic.

02Market context

Asking price, comparable evidence, liquidity and negotiation factors.

03Legal

Title, ownership chain, encumbrances, rights, leases and disputes.

04Planning & cadastral

Permits, actual condition, cadastral consistency and remediation points.

05Technical

Structure, systems, energy, environmental risks and expected capital works.

06Economics

Taxes, transaction costs, annual carrying costs and renovation budget.

Where we search

From the lakes to the coast, with local eyes.

Our base in Lombardy gives us direct reach into some of Italy’s most sought-after private markets, and trusted local counterparts everywhere else.

The lakes

Como, Garda, Maggiore and Iseo: waterfront villas, historic properties and discreet estates in Italy’s most international second-home market.

Milan & the cities

Prime apartments and pied-à-terre in Milan, plus selected opportunities in Rome, Florence, Turin and Venice.

Countryside & wine regions

Farmhouses, estates and vineyards in Franciacorta, Tuscany, Piedmont and Umbria — including agricultural and hospitality angles.

Coast & islands

Liguria, the Amalfi coast, Puglia, Sardinia and Sicily, approached with realistic advice on seasonality, access and running costs.

Off-market

Direct approaches to owners and quiet mandates from families and advisers, handled with strict confidentiality on both sides.

Special situations

Assets emerging from generational transitions, corporate disposals and distressed contexts, where preparation and speed create value.

A distinctive capability

Judicial auctions and distressed opportunities.

SPW has specific experience in the Italian judicial auction and non-performing-credit market, where prime assets can at times be acquired at meaningful discounts to open-market values. It is a market that rewards preparation and punishes improvisation: strict deadlines, deposits, procedural rules and assets sold as seen. We coordinate the full workstream — monitoring of relevant procedures, legal and technical due diligence on the asset and the underlying credit through specialised lawyers and surveyors, auction participation strategy, and post-award steps through to possession.

Renovation & project oversight

Many of the best Italian properties need work. Where a renovation is part of the plan, we coordinate architects, engineers, contractors and permit workstreams, translate quotations, track budget and timeline, and act as the owner’s local eyes between visits — so distance never means loss of control.

Client protection framework

Discretion is a service standard. Compliance is an operating system.

Questions we are often asked

FAQ

Can foreigners buy property in Italy?

Citizens of most countries can buy freely, subject to reciprocity rules; we verify your position at the outset and coordinate the fiscal code, banking and notarial steps the purchase requires.

What does a purchase really cost beyond the price?

Depending on the asset and your situation: registration or VAT-based transfer taxes, notarial and professional fees, agency fees and, over time, annual property taxes and running costs. Every dossier includes a full cost picture before you offer.

Are judicial auctions safe for a private buyer?

They can be excellent value, but the procedure is technical and assets are sold as seen, on strict deadlines. With proper legal and technical diligence before bidding — which we coordinate — risks become measurable and priced in.

Can you manage the property after completion?

Yes. From utilities and insurance to maintenance, rentals and the annual tax calendar, we remain your single local point of contact for the life of the asset.
